This amazing, three-bedroom property is located along the sands of Paynes Bay Beach in the St. James area of the island, and that means you are moments from premiere dining, shopping and sightseeing.

However, you may never want to stray far from your luxuriously spacious villa. A condo-styled property, it sits high above the sands and features an enormous, private terrace furnished for al fresco living. Savor meals and drinks at the dining table, lounge for hours in the outdoor living room, and when you have had your fill of ocean swimming and beach activities, savor a soak in your oversized Jacuzzi. Entirely private and screened by the romantic treetops that surround you, it is a wonderfully exclusive retreat.

The interiors of this spacious villa are also impressive and feature an open floor plan to maximize your view. Whether you are preparing a meal or drink in your fully-equipped, gourmet kitchen, dining in the formal dining area or lounging in the beautifully designed living room (with high end electronics and entertainment system), you can take in the views and sea breezes. Floor to ceiling doors create an open-air feel and this carries over into some of the bedrooms, too.

The master suite also opens to the terrace and puts you steps from the Jacuzzi. It features a king bed and large, private bath. The remaining suites are also ensuite and oversized with a second king suite and a dual twin suite, too.

Please note all Christmas and New Years reservations are non-refundable.

For new bookings, the property manager is modifying the booking policy as follows :
~ 30% deposit / Balance due 45 days prior to arrival
~ Festive Period: 50% deposit / Balance due 75 days prior to arrival

For new bookings, the property manager is modifying the cancellation policy as follows :
~ If guests cancel the reservation more than 30 days prior to the arrival, 15% of the Gross Rental will be forfeited.
~ If guests cancel the reservation within 30 days of the arrival date, 100% of the Gross Rental will be forfeited and kept as a voucher credit for travel within 12 months from original booked date at the same villa.
~ If guests cancel the reservation falling within the Festive Season, 100% of the Gross Rental will be forfeited or kept as a voucher credit for travel within 12 months from original booked date in the same villa.

The Covid-19 Modified Cancellation Policy is applicable in the event that :

1. The Barbados government refuses passengers’ entry based on their origin (whether by residence, recent travel to a particular destination, or based on flight origin).
2. A Foreign government issues a specific travel ban to or from Barbados that prevents a guest from traveling.
3. A Foreign Commonwealth Office (FCO) Advisory against Barbados must exist.

Common Questions
Do we share the villa? click to close
No. You will not share the villa with another party. The villa is exclusively yours. If a larger villa offers a lower bedroom rate category, the villa will remain exclusively yours but the unrented bedrooms will be locked off.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Yes. Barbados Blue stands behind you throughout your entire vacation. Unlike other companies, each property we offer has been hand picked to ensure that our standards are met. All property managers are vetted and payments are required to be held in escrow. Our primary obligation is to ensure your satisfaction and to have an exceptionally memorable vacation.
Can you explain the reservation process? click to open
Once a reservation request is received, Barbados Blue will request a contract from the property manager for your dates of interest. Once the dates are confirmed and contract is received from the property manager, a payment will be required to confirm your reservation.
Once a reservation is confirmed, a concierge will welcome you to the planning stages of your vacation to assist with arrival logistics, rental cars, transfers, and a host of concierge services.
Can we arrange an early check in? click to open
Early check in may be possible but is at the sole discretion of the property manager. Early check in permission may not be granted until 24 hours prior to arrival.
Can we arrange a late check out? click to open
A late check out is rarely granted due to the turnover needs of a villa. A late check out may only be granted 24 hours prior to your departure from the property and only when there is no check in scheduled on the day of your check out. If a late check out is urgently needed please contact us.
Are transfers to the property included? click to open
Select villas may include a one way or roundtrip airport transfer while others may provide an escort or meeting point. Arrival logistics will be handled by your dedicated concierge as well as other concierge needs. The property's transfer policy will be listed under the Policies section.
What to expect upon arrival? click to open
In general, a villa orientation will be provided along with a key turnover. During the orientation, information and instructions for the property will be provided. Emergency contact information will be provided. We are available 7 days a week to assist with any urgent needs.
The arrival procedures due vary from villa to villa, select villas may include welcome provisioning while other properties will provide basic arrival information.

Since these vacation homes are one of a kind properties, the cancellation policy is strict. We highly recommend considering trip/travel insurance to protect against any unexpected cancellations or issues that may arise.

What happens if the property becomes unavailable after I reserve? click to open
In the unlikely event, the rented property becomes unavailable due to a major issue that may affect a guest's experience or a transfer of ownership, Barbados Blue will coordinate with the property manager to find an alternate property of equal or superior standard that is subject to the guest's approval. If an alternate property is not acceptable to the guest, the guest will receive a full refund.

Yes, we accept all major credit cards. American Express, Visa, Mastercard and Discover are accepted. Please note that credit card charges may be subject to additional fees. There are no fees with payment by wire transfer or check.
In the near future, we expect to accept a greater variety of payment methods and currencies via Stripe.
Is housekeeping included? click to open
Housekeeping tends to be a standard among vacation homes but the frequency may vary greatly depending on the property manager’s standards. Most properties will offer daily housekeeping (except Sunday and holidays) while other villas may only provide a mid-week cleaning. Please refer to the Policies section to learn about the housekeeping frequency of the property.

Yes. The property will provide bath and pool towels along with linens. Towels and linens will be refreshed as needed.
Are toiletries and tissues provided? click to open
A property may supply an initial supply of soap, shampoo, toilet paper and paper towels but replenishment of supplies once exhausted may be the responsibility of the guest. Each property varies in their handling of toiletries and paper products.
Is a hair dryer available? click to open
A hair dryer should be available at the property. Upon arrival, please check the bathrooms or closet. Typically, a hair dryer is included in each bathroom.

Coral Cove #12 has become our great escape over the last several years. Open, bright, airy, spacious, we have stayed here with as little as 2 of us and up to 5 of us with room to spare. Steps away from the cerulean blue Caribbean, chaises await you every day. Dena who takes exceptional care of CC #12 is a delight and the security staff headed up by Romeo are both a wonderful asset to staying here. We couldn't nor would we ever consider staying any where other than Coral Cove #12.

Sandy Hill beach just steps from back door and Paynes beach a short hike south-- both with wonderful snorkeling and other water sports activities. Bus stop out front takes you one way to Holetown, Speightstown or Bridgetown for $1US pp each way! Unit is clean and spacious. Have cook prepare a meal for the day you arrive. She is excellent cook--rate is reasonable and we ate leftovers for two days! Snorkle gear, floats, beach towels--all in unit.

The apartment certainly lives up to the website photographs and description. On arrival we were greeted by the security guy who was very friendly and helpful. On reaching the apartment we were met by the wonderful Dena, who had prepared the apartment to perfection and on subsequent days she fitted around us to get her jobs done and minimise what we needed to do.

The location of the apartment is excellent for restaurants and supermarkets. A very short walk takes you down to the glorious Paynes beach. Every aspect of the apartment block is extremely clean and the garden and beach area are looked after very, very well. We loved it and hope to return.

We have visited Barbados many times over the recent years but this was our first stay at Paynes Bay. We found Paynes Beach the best beach for swimming and our children want to return next time. The condo was large giving us lots of space, the beds were comfortable and the kitchen was fully equipped. We enjoyed being up on the fourth floor which gave a wonderful breeze through the unit. Our return flights were cancelled shortly before our vacation but Simon was very accommodating and provided a refund for the last night of our stay since we had to change our flights to the previous day. We will definitely return.

WOW is the first thing that comes to mind. So this condo is in the perfect location surrounded by absolutely beautiful views with its own beach. DENA was completely amazing and cooked us the most incredible meal. Romeo was so accommodating and helpful. This vacation was nearly a perfect 8 nights.
